Common Things We Find During Roof Inspections in New Jersey

New Jersey’s climate creates some predictable patterns in how roofs deteriorate here. These are the issues we come across most often.

Ice dam damage. Freeze-thaw cycles through winter cause ice to back up under shingles along the eaves, lifting them and allowing water to seep in. By spring it's often invisible from the ground but very visible up close.
Flashing failure. Flashing around chimneys, skylights, and roof-to-wall intersections is one of the most common sources of leaks in New Jersey homes. It degrades over time and is frequently done poorly on the original installation.
Granule loss. Asphalt shingles shed granules as they age, which shortens their remaining lifespan and leaves them vulnerable to UV degradation. Heavy granule loss in gutters is often the first sign a roof is approaching the end of its useful life.

Do I need to be home during the inspection?

It helps to have someone available, at least at the end, so we can walk you through what we found in person. If that’s not possible, we can document everything thoroughly and go through it with you by phone or at a time that works better. We want you to understand exactly what we found and why it matters.

What happens if you find something that needs to be repaired?

We tell you clearly what it is, how significant it is, and what we’d recommend. There’s no pressure attached to the inspection. Some findings are urgent, some are worth monitoring, and some are just part of a roof doing its job over time. We give you the full picture and let you decide what you want to do with that information.

Is a free roof inspection worth it if my roof looks fine from the ground?

The ground tells you almost nothing useful about a roof’s actual condition. Some of the most serious issues we find, lifted flashing, compromised underlayment, early deck damage, are completely invisible unless you’re up there looking at them directly. A roof that looks fine from the street can have thousands of dollars worth of developing problems. The inspection is free, and the information it gives you is genuinely valuable regardless of what we find.
